<p>Say what you want about the oil and gas industry&#8230;you can&#8217;t deny it has been very good to Houston, Texas.  The trickle down of this prosperity is a booming industrial market experiencing near record absorption and rate increases.  Bottom of the market distribution space which was renting for $.28 psf/gross/month a year ago is now going for $.35 PSF/gross/month.  The near east side of town near the Port of Houston had some empty dock high space for rent which had been on the market for months.  Now that space is all leased and requirements come across my email every day for distribution space.  In addition to small to medium sized dock space, similar sized manufacturing/crane served buildings are in high demand.  Most of this activity is related to the energy sector in some form or fashion.  The only area of industrial not faring so well is the big box distribution arena.  There are still options for spaces over 30,000 SF.</p>

<p><strong>General Office/Warehouse</strong> &#8211; Typically grade level, this buildings cater to businesses which provide a product and need to receive material/items and ship out material items which may be at grade level or at dock high.  The dock loading on smaller freestanding buildings is usually facilitated thru use of in ground dock truck wells.</p>
<p><strong>Bulk Distribution</strong> &#8211; Used for the distribution of palletized products in large volume, these buildings have true 4&#8242; dock high loading with multiple doors, high clear height and fire protection systems.</p>
<p><strong>Heavy Manufacturing</strong> &#8211; With grade level overhead doors and ample outside storage yard, these buildings often have large overhead cranes, heavy power and high clear heights.</p>
<p><strong>Flex office/warehouse (also called service center space)</strong> &#8211; Heavy office ratio and  air-conditioned and heated areas used for tech or assembly are common with Flex space.  High parking ratios and generally higher end business park settings are also popular with this type.</p>
<p><strong>Truck Terminal w/ cross dock</strong> &#8211; Used to transport goods quickly from container to container, this buildings are usually very shallow and long to allow for a very high number of offloading spaces and overhead doors.  Additionally, an abundance of trailer storage area is required along with staging yard.</p>

<div>The 4800 Fidelity re-development has leased more quickly than expected.  Out of 140,000 SF of existing buildings we leased 88,000 SF and are adding two more buildings for another 9,000 SF of office and warehouse leased.</div>

<div><span>That leaves us with a single 54,000 SF freestanding warehouse building to lease.  This is a clear span building on approx. 2 acres or so with up to 6 additional acres available.  This building can accommodate up to 20 ton cranes and 30&#8242; hook heights. </span> </div>

<p>The Port of Houston is the leading US port for volume in total tonnage, according to the American Association of Port Authorities 2010 report.  With the widening of the Panama Canal coming soon, the anticipated need for crane served manufacturing and material handling space in Houston is anticipated to skyrocket.  At the time of this post, there is already a definite shortage of quality industrial property for lease which can accommodate overhead crane service.  Fewer than 8 or 10 buildings exist East of Houston&#8217;s CBD which have existing crane(s) and very few have much storage yard and/or adequate hook height. </p>
<p>While there are a few smaller projects in the works from local developers, the future need is likely to force product to other ports which have the existing facilities in place to handle the business.  Some local heavy freight logistic companies estimate the shortage for such properties to be in excess of 1,000,000 SF  by January of 2014.</p>
<p>McCorvey Real Estate Holdings has two projects in the works in near East Houston with buildings of 20,000 SF up to 100,000 SF with crane spans of up to 70&#8242;, hooks up to 35&#8242; and tonnage to 35 tons. </p>

<p>Eric Hughes at Centermark <a href="http://www.warehousefinder.net">Commercial Real Estate</a> represented the Landlord, McCorvey Real Estate Holdings, LP, at 4800 Fidelity on a 91,000 SF warehouse lease to Pro-Kleen, Inc.  Eric indicated that they have 54,000 SF remaining available to lease at the property and already have a deal pending.  He also said that the area is under served for quality crane-served warehouses.  &#8220;Companies needing warehouses with cranes do not have many options in Houston&#8230;period.  Especially on the East side near the Port of Houston&#8221;.</p>
<p>Centermark is working with  McCorvey to develop approx. 6 additional spec crane-served buildings for Lease in the immediate area of Loop 610 and Market street.</p>
